Application Requirements & Fees

Application Fee: $59 per person.
- Non-Refundable: Fees are non-refundable once submitted, regardless of approval status.

Pets: All pets are conditional and contingent upon owner approval. Medical provider documentation is required for all assistive/service animals. Contact the Property Manager to verify the property is pet friendly before applying.

All applicants 18 years or older who will be residing in the home must complete an application and submit payment.

If a co-signer is required, they must also submit an application and pay the fee.
Rental Application Approval Criteria
To qualify for tenancy, applicants must meet the following requirements:
- Income – Must earn at least 3x the monthly rent and provide valid, current proof of income.
- Credit Score – Minimum credit score of 580.
- Rental History – Strong rental history with no evictions or landlord collections in the past 5 years.
- Background Check – Must pass both a criminal and credit background check.
- Financial Standing – No active bankruptcies or foreclosures.
- Lease Term – 12-month lease required.
- Move-In Timeline – Lease must start within 21 days of approval.
- Renters Insurance – Proof of active renters insurance is required before move-in.
Lease Fees & Deposits
The fees listed below are standard, though individual property owners may set higher amounts within the limits allowed by state law:

Security Deposit: Equivalent to one month's rent

Lease Administration Fee: $199 (one-time)

Pet Fee: $250 per pet (one-time)

Monthly Pet Fee: $25 per pet
